  • The Financial Analyst (“FA”) will join the 20+ member Corporate Finance team of EQ Office (owned by Blackstone, one of the world’s leading investment firms). The Corporate Finance department is primarily responsible for property and portfolio level forecasting and general financial analysis; maintenance of Argus files; modeling, due diligence, marketing and closings of dispositions and debt financings; and providing analytical support for market leaders, asset management, and Blackstone. The FA will become a proficient user of Argus Enterprise and develop relevant real estate financial analysis and modeling skills.

    As the FA, one is held accountable to, however not limited to, the following job functions:

    • The FA will be assigned a portfolio of approximately 20-30 Argus files and will “take ownership” of all aspects of building and maintaining his/her files. Specifically, the FA will update Argus for executed leasing activity on a weekly basis and speculative leasing activity, market leasing assumptions, operating expenses and recovery pools in conjunction with the annual budget and quarterly reforecasts.
    • Develop a relationship with his/her counterparts in the field, periodically visit properties, and attend budget and leasing meetings/calls to become intimately familiar with all aspects of their assigned properties.
    • Reconcile current to previous Argus cash flow projections and provide explanations for changes.
    • Prepare and maintain property and portfolio valuation models in Excel using Argus generated cash flows. Evaluate various cash flow and investment scenarios and quantify impact on valuations.
    • Prepare accurate, consistent and timely underwriting and strategic investment analysis for various types of transactions including dispositions, major leasing, redevelopments, debt financings and joint ventures.
    • Support due diligence and closing phases for disposition and debt transactions.  Coordinate the flow of information and materials with various parties (brokers, financial advisors, buyers, sellers, lenders, attorneys); review due diligence materials (leases, financials, contracts, etc.); prepare closing statements and distribute closing memos.
    • Assist in the preparation of company presentations to the management team and quarterly board materials for Blackstone.
    • Perform special projects as assigned.

    Required Qualifications: 

    • Bachelor’s degree
    • Strong knowledge of Excel, PowerPoint, and Argus Enterprise
    • Thorough understanding of financial concepts such as internal rate of return, discounted cash flow, cap rates and net present value.
    • Excellent written and verbal communication skills
    • Ability to work independently, handle multiple projects, meet deadlines and show a strong attention to detail.

    Preferred Qualifications: 

    • One to three years of experience in the real estate industry
    • Bachelor’s degree in Finance, Economics or Accounting
